Application and Leasing
Applying is simple. Head over to our Floor Plans page to find your preferred layout and check current availability. From there, follow the prompts through our online leasing portal to submit any required fees and complete the income verification process. Prefer to do it in person? After completing your online application and paying the required fees, you will receive a link from NOVA to complete your income verification. If your income cannot be verified through that link for any reason, a member of our leasing or management team will follow up with you directly regarding any additional items needed.
Applicants must have a verifiable gross monthly income of at least three times the monthly rent.
The Lofts of Greenville offers flexible lease terms ranging from 6 to 15 months, so you can choose the option that best fits your needs.
At this time, subleasing is not permitted at The Lofts of Greenville.
There is a $15/month risk management fee per apartment, which covers the minimum liability requirement. Please note that this fee does not include coverage for your personal belongings, so you may want to consider additional renters' insurance for that added peace of mind.
We're so glad you're staying! Our renewal process is easy and straightforward. Management will send renewal offers 60 to 75 days before your lease end date, giving you plenty of time to review your options and plan ahead.

Move-In and Move-Out Support
Yes, there are a few one-time fees to keep in mind. There is an $80 application fee per leaseholder and a $300 administrative fee per apartment. Please note that both fees are non-refundable.
At this time, we do not offer move-in services, but our leasing team is always happy to answer any questions and help make your transition as smooth as possible. Feel free to reach out to us anytime.
We want you to feel right at home! You're welcome to personalize your space with décor, though permanent modifications and structural changes are not permitted in order to preserve the quality and condition of each apartment home. Full details on restrictions are outlined in your lease agreement.
We understand that life happens! If you need to break your lease early, please reach out to our management team directly, and they will walk you through the process and next steps.
A 60-day written notice is required prior to your move-out date. All notices must be submitted in writing to management.
We want to make your move-out as smooth as possible. When you're ready to go, please make sure to take care of the following before your move-out date:
Submit your written 60-day notice to management
Keep electric service in your name through your approved move-out date
Return the apartment in the same condition it was received, outside of normal wear and tear
Return all keys, access cards, and parking devices to management on or before your move-out date

Security deposit refunds are processed within 30 to 60 days after your move-out date.
Fees and Payments
The security deposit ranges from $500 up to one month's rent, depending on your application screening results. It is due at or before your move-in date.
Utilities are not included and are billed separately to each resident. This gives you more control over your usage and allows you to manage your own consumption.

Paying rent is convenient and flexible. You can make payments online through the resident portal or in person through the Walk-In Payment System (WIPS), whichever works best for you.
Yes, there are a few additional monthly fees outside of base rent:

Parking
Yes, parking is available for residents. Unreserved parking is included at no additional cost, so you can park with ease without worrying about an extra monthly fee.
Guests are always welcome! Just keep in mind that anyone staying more than 10 consecutive days, or more than 15 days within a single month, must be a leaseholder on the lease agreement. If you have questions about the guest policy, our leasing team is happy to help.
At this time, EV charging stations are not available in the community.
Maintenance and Requests
We are here to help with any maintenance needs! Simply log in to the resident portal to submit a request online, or reach out to the management office directly by phone or email. Our team will get on it promptly.
Our team works hard to address maintenance requests within 48 business hours. For repairs that require a part or a scheduled vendor visit, the timeline may be a little longer, but we will always keep you informed along the way. For after-hours emergencies, a member of our service team is on call 24/7 and ready to help.
Pets
Yes! The Lofts of Greenville is a pet-friendly community in Greenville, SC, and we would love to welcome your furry family members. All pets must be registered through petscreening.com prior to move-in.
Yes, there is a one-time non-refundable pet fee per pet as well as a monthly pet rent per pet. Both are determined by your pet's paw score through petscreening.com, so fees may vary depending on your screening results.
